Adequate housing provision has, since the early 1970s, engaged the attention of most countries, especially the developing ones for a number of reasons. Available information reveal that about N1.065 billion was granted as loans and advances by insurance companies to the housing sector between 1990 and 1998; that was, about 39.4 percent of their total loans and advances during the period. Further information also revealed that the supply of credit by Federal Mortgage Bank of Nigeria is grossly inadequate to meet the growing demand. Although recent evidence shows that cooperative societies, state and/or municipal governments have increased level of funding but the injected fund remains inadequate.

Government, in her policy to provide affordable and comfortable housing for all Nigerians has instituted some policies, some of which are Credit Policies; Insurance Companies’ Funds; Specialised Institutions; State/Municipal Government Financing; Federal Mortgage Bank of Nigeria (FMBN); Primary Mortgage Institutions (PMIs); The Federal Mortgage Finance Limited (FMFL) and National Housing Fund (NHF)

Property Management
Buildings are built to serve some purposes and same buildings must be maintained to achieve effective life spans. No matter the type of use a building is put into, proper maintenance is keyed and must be taking seriously. We at McGil provide property management services to our clients. We manage both residential and commercial services on the base of Property Optimization and Commercialization which is not limited to the following:

Collection of rent and service charge
At McGil Property, we assist our clients in rent collections of their properties. The collections as agreed with clients follow the rule of the state. Further, we maintain the property on behalf of the clients while collecting the rents form tenants. In maintaining residential properties, we agree on routine and interval visitations to the properties and escalate our findings to client. Our escalations are submitted with cost and time of implementing the repairs. Repairs are then carried out if approved by the client. With these properties, details of repairs are analysed with both time and cost implications and submitted to the client.

For commercial properties, we collect service charges from users of properties which in turn are used in maintaining the said properties. The service charges are used in general maintenance and repairs of the building. Further, the service, if requested by the client, can also be extended to paying insurance on the property.

Space Optimization
Intelligent use of work space is very important to growth of an organisation because it affects the operational layout of an organization and efficiency of the staff. We at McGil Property work with our McGil Project Management and Consultancy on any space management request received from our client. Sketches, working drawings, time, and cost are submitted to client for changes and approval before implementation on site.
